Mornington Peninsula
Why short stays work on the Peninsula
The Mornington Peninsula is about 90 minutes from Melbourne, and its bay and ocean beaches, wineries and hot springs make it one of Victoria's biggest holiday-home markets.
Own a holiday home on the Peninsula but live in Melbourne or further away? You don't need to be nearby. We run it all and keep you posted.
Summer beach holidays
Families and friends book beach houses for the summer holidays at Sorrento, Rye, Blairgowrie and Rosebud.
Wineries and long lunches
Red Hill and Main Ridge cellar doors and restaurants bring couples down all year.
Hot springs, golf and walks
The hot springs, golf courses and coastal walks fill weekends in every season.
Weddings and celebrations
Winery weddings, birthdays and family get-togethers fill the bigger houses.

Owners
What owners say about our team
Google reviews from owners we look after in Hobart. Rated 4.9 from 35 reviews on Google (September 2026).
Professional, energetic and hard working, they have the highest of standards and are the only company I would trust with my short stay accommodation in Hobart. … My property has now achieved superhost status under their management and my returns are higher than I thought possible.
I am a retired real estate agent running my own large company over 51 years, experienced in rental management but not holiday management. … By any standards, they are exceptional in their service and follow up on every detail. For once we got lucky and so will you, if you employ him.
Since inception, the occupancy rate has exceeded our expectations. They manage everything, including the administration, cleaning, and any maintenance required. We literally don't need to attend to anything which has provided us time to concentrate on our own business.
I renovated my Airbnb from the stud up and managed it myself for a year, so when the time came to choose a manager I had to be sure it was the right person. Johnnie has been exactly that person.
Johnnie and co. have been fantastic. They’re very easy to communicate with and nothing feels like too much trouble. We’re living interstate at the moment and have been so grateful that Hobart Short Stays are taking good care of all things short stay management for us while we’re away!
Johnnie was an incredible help in stepping in to get everything fully set up for my property. He made the whole process completely stress-free. Since then, the ongoing management has been seamless.
Questions
Common questions
What does it cost?
We charge a percentage of your booking income plus a fixed monthly fee, both plus GST. There are also one-off setup costs, like professional photos and a first deep clean. We'll give you the exact figures, and an estimate of what you'd take home, on your appraisal call.
Am I locked in?
No. Either side can end the agreement on 30 days' notice, and there's no minimum term. Unlike some managers, we don't take a cut of your future bookings once the agreement ends. If you only want a few months, we'll tell you honestly whether the setup costs are worth it.
I already host on Airbnb. Do I keep my listing?
Yes. You keep your own listing, with its reviews and history, and add us as co-host.
Do I need to register with the Shire?
Yes. The Mornington Peninsula Shire requires short-stay homes to be registered, with a contact person for neighbours and the registration number shown on every listing. We'll help you with the registration before your home goes live.
What is the Victorian short-stay levy?
Victoria charges a 7.5% levy on short stays of under 28 days. When a stay is booked through a platform like Airbnb, the platform pays it. We'll show you how it affects your numbers on your appraisal call.
Where is your team based?
Our head office is in Hobart, where the same team runs pricing, guest messaging and owner accounts for 120+ holiday homes across Tasmania and Victoria. We line up local cleaners and trades for your property and manage them for you.
How do you screen guests?
Mostly through our own booking settings, which we've found weed out nearly all problem guests. We close same-day Airbnb bookings by 9am, and after that a guest can only send a request, which we check before accepting. On Booking.com and Vrbo, we don't take same-day bookings at all.
I'm with another manager. How do I switch?
Once you've told your manager, we coordinate the handover with them and take care of the rest. If the listing is in your own account, you keep it, with its reviews and bookings.
Who pays for cleaning?
Every booking includes a cleaning fee, charged to the guest, for the clean, linen and consumables after their stay. Our management fee isn't calculated on it.
Can I still stay there myself?
Yes. It's your home, and being able to use it is a priority for most owners. Tell us the dates and we'll block them out. There's no charge for the stay, just the clean afterwards, which comes off your statement.
How quickly can you start?
As soon as the agreement is signed and we have access to the property. A furnished home with any permit or registration it needs can usually be live within a few days.
